Merry Christmas! Here we are at Christmas Time, o e of the best times to sell a house. As a seller or real estate investor, it makes sense to know what homebuyers want in their new house beside peace love and understanding.

Bankrate says, “The millennial generation has emerged as a dominant force in the housing market. According to the National Association of Realtors’ 2016 study of generational housing trends, millennials comprise the largest segment of the buyer market (35%), ahead of Generation X (26%).” What are the top 5 things homebuyers want?
A recent survey by Better Homes & Gardens Real Estate shows that 77 percent of Gen X & Gen Y home buyers want their homes “equipped with the technological capabilities they have grown accustomed to.” And it doesn’t stop there. This new generation of home buyers is “rewriting the rules to homeownership and reinterpreting traditional norms to fit their values,” says Better Homes & Gardens Real Estate.

Besides a home equipped with technology, What do Home Buyers Want?

  1. Big kitchens and an open floor plan

    “The kitchen has become the hangout room along with the family room. An open space that can easily transition from kitchen to TV room is high on the list of the perfect home for young buyers. In essence, the kitchen is the new living room.” If you are selling your house, you need an updated kitchen and updated bathrooms
  2. Hardwood Floors

    the new homebuyers, don’t have the budget for maintenance. They spent their savings on the down payment and furnishings. They want hardwood floors, not carpets, and granite counters that can be easily be cleaned. No more honey-do lists! When the weekend comes, they don’t want to be like their parents and be stuck with chores at home.
  3. Man Caves and Carrie Bradshaw Closets

    A man needs a room inside the house where “guys can do as they please” like cavemen, without fear of upsetting any female sensibility about house decor or design or cleanliness. Carrie Bradshaw Closets, from the TV show Sex and the City, inspired women to have organized closets to display shoes and clothing.
  4. Home Offices

    . The modern homebuyers want space for work from home, pay bills, skype calls, and a place to conduct their business.
  5. Energy-Efficient

    The goal is to save energy and money. You do that first with an energy audit then add energy-saving windows and doors, energy-efficient appliances, insulation, and LEDs for indoor and exterior lighting.

Of course, what do homebuyers want? exceeds just five items.

Potential home buyers want a good location with close proximity to public transportation. They want grocery stores, schools, restaurants, parks, and entertainment nearby. In addition, they want a laundry room and a place in that room to fold clothes. They want an outdoor patio or deck where they can entertain and live outside on beautiful days. Since today’s homes can be smaller, they want storage space, possibly garage storage space.
