Marijuana Growing Has Come to Missouri

Marijuana growing has come to Missouri in the form of C4, short for Carroll County Cannabis Co.  Accordng to News PressNOW, Rural communities across the Midwest have suffered through decades of population decline and job losses as people increasingly flocked to cities. Like other small towns, Carrollton, MO, has lost major employers and retailers over the years. If C4 grows as anticipated, it could become one of the area’s largest employers.

“We just haven’t had a lot of opportunity for growth of this type,” said Stan Falke, Carroll County’s presiding commissioner. “We’ve taken some hits, so the opportunity now to overcome those with new industry, we’re just really excited.”

Marijuana Growing Has Come to Missouri

C4’s arrival is the first time a major employer has moved to the area in at least a decade, said Anna Barlow, director of the Carroll County Chamber of Commerce. Much of the local economy revolves around farming, and the local hospital and schools are the area’s largest employers.

“These are really good-paying jobs with benefits. That’s more difficult to find in our community,” Barlow said. “The boost to our economy is definitely something we haven’t seen for a long time.”

Huge Opportunity

Bisnow said there is a huge opportunity for real estate agents to provide real estate to entrepreneurs in growing cannabis. But it’s not without challenges. Here are some tools for survival (maybe some tongue in cheek).

  1. Fire Extinguisher

    Seems pretty obvious, but the making of ash oil, a concentration of the active ingredient in marijuana, involves butane, which can become explosive. A few states that legalized marijuana have experienced an increase in explosions.
  2. Cash

    Most banks refuse to work with legal pot businesses for fear of being prosecuted under federal law, making it very hard to get a mortgage or loan. Banks are risk-averse, leaving companies to deal in mostly cash.
  3. Finding Real Estate

    Several websites—including 420MLS, HerbFront, and PotProp.com—offer people in the marijuana business to find real estate with the proper zoning for marijuana cultivation and sales. 420MLS calls itself a “marijuana listing service.” And on it, real estate professionals advertise the sale of commercial space for marijuana-related businesses like grow houses and dispensaries.
  4. Tyvek Suit and 3mP100 Goggles

    Most buildings were not designed to be greenhouses. They contain many organic substances (drywall, for example), making them susceptible to mold growth if exposed to water. And wouldn’t you know it, growing marijuana requires water. This can present a health risk to current and future tenants.
  5. Knowledge of Miranda Rights

    According to the White House website: “It is important to recognize that these state marijuana laws do not change the fact that using marijuana continues to be an offense under Federal law.” Even if a landlord has a successful negotiation with a commercial, industrial or residential tenant in a marijuana-related business, the federal government can seize the property if the tenant purchases assets from money earned from illegal activity or commits federal crimes on the property.
